Free-and-Clear DSCR Cash-Out Refinance

A free-and-clear investment property can be reviewed as a DSCR cash-out transaction using the property value, supported rent, ownership history, credit, and business-purpose proceeds.

Online requests are reviewed by a DSCR specialist, who contacts you with pricing and next steps.

How a free-and-clear cash-out scenario starts

When there is no current mortgage, the payoff used for the initial scenario is zero. The requested loan amount is compared with the supported property value, while eligible rent is compared with the proposed qualifying payment. The lender also reviews credit, reserves, property type, ownership, state, and the intended business-purpose use of proceeds.

Value and leverage

The appraisal and requested loan amount establish the proposed loan-to-value ratio.

Ownership history

Acquisition date, original purchase, improvements, transfers, and seasoning can affect the review.

Use of proceeds

The request must be for a documented business, commercial, or investment purpose—not household use.

Why “free and clear” does not guarantee maximum cash out

Available proceeds still depend on program leverage, appraisal value, DSCR coverage, credit, reserves, property type, state, loan size, seasoning, and underwriting. Closing costs and required escrows or reserves also affect net proceeds.

Information to have ready

  • Property address and estimated current value.
  • Requested loan amount and confirmation that payoff is zero.
  • Monthly rent, lease status, and property expenses.
  • Acquisition date, purchase price, and material improvement history.
  • Credit range, reserves, entity information, and business-purpose use of funds.

Ownership history and business-purpose proceeds matter

A zero payoff does not eliminate the need to document how and when the property was acquired, whether ownership has changed, what improvements were completed, and how the requested proceeds will be used. Recent purchases, transfers, inherited property, delayed financing, or substantial renovation can receive different treatment depending on the program. The lender may compare the current appraised value with acquisition cost, documented improvements, and seasoning requirements.

The cash-out request must remain tied to a legitimate business, commercial, or investment purpose. Personal, family, or household use of proceeds is outside the scope of the financing presented on this site. Provide an accurate proposed use of funds during the initial review and update it if the transaction changes.

Set the current payoff to zero and review the equity request.
