How rent supports the property
DSCR Rent Requirements and Rental Income Review
DSCR programs may use an executed lease, appraisal market rent, or other accepted rental-income support depending on the transaction, property, and program.
Online requests are reviewed by a DSCR specialist, who contacts you with pricing and next steps.
Rental income is central to the DSCR review
The accepted monthly rental-income figure is compared with the qualifying property payment when calculating DSCR. The source of that figure depends on whether the property is purchased, already owned, occupied by a tenant, vacant, newly renovated, or operated as an eligible short-term rental.
Executed lease
A current lease may support rent, subject to its terms, payment history, relationship to market rent, and program rules.
Appraisal market rent
An appraisal rent schedule or comparable-rent analysis may establish an accepted market-rent figure.
Short-term rental support
Eligible historical statements, platform reports, market data, appraisal support, or other approved sources may be considered.
Rent is reviewed together with property expenses
Property taxes, hazard insurance, flood insurance when applicable, association dues, and the qualifying loan payment can all affect the coverage ratio. A rent figure by itself is not enough to determine whether the property meets the selected program’s requirements.
What if the property is vacant or the rent is unknown?
A scenario can still begin when the address or exact rent is not yet known. Use a supported estimate and identify that it is an estimate. The appraisal, lease, market-rent report, and program rules will determine the accepted figure during underwriting.
Avoid overstating short-term rental income
Gross booking revenue, net operating income, seasonality, management expenses, platform statements, and market projections are not interchangeable. The lender decides which source and calculation are acceptable. Provide complete and accurate records for the property.

Provide the rent support early
When a lease exists, provide the complete agreement, amendments, and any requested evidence of current occupancy or payment. When market rent is expected, identify the basis for the estimate and avoid presenting a projection as an approved figure. For short-term rentals, organize the property-specific operating history, platform statements, and available market support. Early clarity helps the DSCR Desk identify whether the proposed rent source fits the selected purchase, refinance, or cash-out path.
The accepted rent remains subject to appraisal, documentation, program rules, and underwriting review.
