DSCR Loan Closing Process: Quote to Funding
A clear DSCR process moves from scenario review and term direction through application, appraisal, title, underwriting, conditions, closing, and funding.
Online requests are reviewed by a DSCR specialist, who contacts you with pricing and next steps.
The typical DSCR loan sequence
1. Scenario review
Share the property value or purchase price, requested loan amount, rent, current payoff, credit range, property type, state, and loan goal.
2. Quote and term direction
Review the proposed structure, estimated costs, payment, prepayment terms, documentation, and next steps. A quote is not a commitment to lend.
3. Application and disclosures
Complete the application, authorizations, entity information, and applicable disclosures for the business-purpose transaction.
4. Appraisal, title, and insurance
The lender and settlement parties collect property valuation, rent support, title, escrow, insurance, and other third-party items.
5. Underwriting and conditions
Underwriting reviews the complete borrower, credit, property, rent, assets, entity, occupancy, and transaction file and issues conditions when needed.
6. Final approval and closing
After required conditions are satisfied, final documents are prepared, signed, funded, and recorded according to the transaction and state.
What can slow down a DSCR closing
- Incomplete or inconsistent application and entity information.
- Delayed appraisal, title, insurance, or association documents.
- Unsupported rent or unexpected property-condition issues.
- Unverified funds, reserves, ownership, or business-purpose proceeds.
- Late changes to loan amount, vesting, property, or transaction structure.
Prepare before the appraisal is ordered
Confirm the loan goal and structure, provide complete contact and entity information, identify the settlement parties, and make the property accessible. Review the DSCR document guide and prepayment terms early rather than waiting until closing.
Track the file by milestone, not by assumption
A quote, application, appraisal order, conditional approval, clear-to-close status, and funding are different milestones. Ask what has been completed, what remains outstanding, who owns the next action, and whether any term has changed. Keep the loan officer, processor, title or escrow contact, insurance agent, appraiser, property contact, and entity signer aligned. Prompt, accurate responses can reduce avoidable delay, but no closing date should be treated as guaranteed until the lender and settlement parties confirm the file is ready.
Start with a complete property scenario.
The faster the DSCR Desk receives accurate property, rent, credit, and loan-goal information, the clearer the next-step direction can be.
