DSCR Loan Requirements for Investment Properties

Review the property, rental income, credit, leverage, reserve, and documentation factors commonly considered for a business-purpose DSCR loan.

Online requests are reviewed by a DSCR specialist, who contacts you with pricing and next steps.

What lenders review for a DSCR loan

Debt Service Coverage Ratio financing is designed for eligible non-owner-occupied investment properties. Instead of making personal tax returns the central qualification method, a DSCR review generally starts with the property’s eligible rental income and the qualifying housing payment, then considers the complete borrower, property, credit, leverage, reserve, and transaction profile.

Property and rent

Property type, occupancy, appraisal, market rent, lease information, short-term rental support, taxes, insurance, and association dues can affect the analysis.

Credit and leverage

Credit profile, loan purpose, requested loan amount, loan-to-value ratio, payment history, and mortgage history can influence available terms.

Assets and reserves

Funds to close, reserve requirements, entity documents, bank statements showing assets, and the source of funds can be part of underwriting.

Common DSCR documentation

  • Government-issued identification and credit authorization when required.
  • Purchase contract or current mortgage statement, depending on the loan purpose.
  • Appraisal, market-rent schedule, lease, or other accepted rental-income support.
  • Hazard insurance and, when applicable, flood insurance and association information.
  • Title, entity, vesting, operating agreement, and signing-authority documents.
  • Asset statements supporting funds to close and required reserves.
  • Additional property or borrower documentation requested during underwriting.

DSCR ratio, credit score, and down payment

Use the focused guides for DSCR ratio, credit score, down payment, rent requirements, and loan documents.

There is no single universal requirement that applies to every DSCR program. Coverage ratio, credit score, down payment, reserves, loan amount, property type, prepayment structure, and state can interact. A scenario with stronger rental coverage may have different options than a scenario with higher leverage or weaker credit. The most useful next step is to review the complete property numbers together.

DSCR requirement questions

Are personal tax returns required?

Many eligible DSCR programs do not use personal tax returns as the primary qualification method. The lender still requires documentation for identity, credit, assets, entity, property, rent, appraisal, title, insurance, and other underwriting items.

Does the property have to be rented already?

Not always. Depending on the transaction and program, an executed lease, appraisal market rent, or another accepted rental-income method may be used.

Can the borrower occupy the property?

No. The DSCR programs presented on this website are for business-purpose financing of eligible non-owner-occupied investment property.
