What is a DSCR loan?
A DSCR loan is a business-purpose mortgage for an investment property. The Debt Service Coverage Ratio generally compares eligible monthly property income with the proposed monthly debt obligation used by the program. A stronger coverage ratio can indicate that the property produces more income relative to the qualifying debt payment.
The exact calculation can vary. Programs may use qualifying market rent, lease income, appraisal rent schedules, eligible short-term rental documentation, or another approved method. The qualifying payment may include principal, interest, taxes, insurance, association dues, and other required housing expenses.
Property cash flowEligible rent is central to the DSCR review.

Why real estate investors consider DSCR financing
- The qualification approach can focus on the investment property and eligible rental income.
- Purchase, rate-and-term refinance, and cash-out refinance paths may be available.
- Eligible short-term rental and long-term rental scenarios can be reviewed.
- Borrowing entities such as LLCs may be permitted depending on the program.
- Portfolio growth can be evaluated property by property rather than through a conventional owner-occupied loan framework.
DSCR does not mean no underwriting
A DSCR loan still requires underwriting. The review can include credit history, mortgage history, liquidity and reserves, property condition and valuation, title, insurance, entity documents, lease or rent support, fraud and compliance checks, and state-specific program restrictions. “No tax returns required” describes the DSCR qualification approach for eligible programs; it does not mean no documentation is required.
Long-term rentals and short-term rentals
Long-term rental properties may be reviewed using an executed lease, appraisal market rent, or another program-approved income source. Short-term rental properties can require a different analysis, such as market-rent support, documented historical revenue, or an approved third-party report. Frequently asked questions
What does DSCR stand for?
DSCR stands for Debt Service Coverage Ratio. It is a measure used to compare eligible property income with the debt obligation defined by the loan program.
Is a personal tax return always required?
Many eligible DSCR programs do not use personal tax returns as the primary qualification method. Complete documentation requirements still depend on the borrower, property, transaction, and program.
Can an LLC close on a DSCR loan?
Entity vesting may be available in eligible scenarios. Entity formation, ownership, guarantor, operating agreement, and state requirements must be reviewed.
Does a DSCR quote affect my credit?
The initial scenario review can begin without a hard credit pull. Any later credit authorization and inquiry will be explained before it occurs.
